Personal protection

Mortgage protection, so home stays home.

Mortgage protection ensures your family keeps their home if the unexpected happens. It’s a simple way to safeguard your most important asset.

Mortgage protection
In a sentence

Cover set up around your mortgage, so it can be cleared or the payments kept up if you die, fall seriously ill or can’t work.

Who it’s for

Is it right for you?

First-time buyers taking on the biggest debt of their lives

Home movers and people remortgaging onto a new deal

Couples who’d struggle to pay the mortgage on one income

How it works

For a repayment mortgage we usually use decreasing life cover, which falls roughly in line with your balance. For interest-only, level cover keeps pace with the debt. Critical illness and income protection can be added so it isn’t only death that’s covered.

Right-sized, not oversold

We set the cover to the mortgage you actually have, the term you actually have left, and nothing you don’t need. If your existing cover already does the job, we’ll say so.

When you remortgage

A new deal is a good moment to check your protection still matches. Changing lender doesn’t automatically change your cover, so it’s easy for the two to drift apart.

Options we’ll talk through

The choices, explained.

There’s no single right answer. These are the decisions we’ll go through with you, so you understand exactly what you’re buying.

Decreasing life cover

Pays out a sum that reduces over the term, matching a repayment mortgage.

Level life cover

Stays the same throughout. Right for interest-only, or if you want extra left over.

Add critical illness

Clears or reduces the mortgage on diagnosis of a covered serious illness.

Mortgage payment cover

Monthly payments to keep up the mortgage if you can’t work. We’ll explain how it compares with income protection.

Illustrative example

Ella and Tom, first home in Stockport

Ella and Tom bought their first home with a £185,000 repayment mortgage over 30 years.

We set up joint decreasing life and critical illness cover matching the mortgage, plus income protection for Tom, whose employer sick pay stops after four weeks.

All FAQs
Is mortgage protection compulsory?

No. Lenders don’t usually insist on it, but if you have people who rely on you, it’s one of the most important things to put in place when you buy.

Does it pay the lender or my family?

That’s up to you. Policies are usually set up to pay you or your estate (or a trust), and the money is then used to clear the mortgage.

Can I use cover I already have?

Often, yes. We’ll check existing policies first rather than doubling up.
